Escrow is the neutral middle of every transaction. Atlas holds the funds, collects the signatures, and releases the money only when every condition in the contract is met.

A closing has a lot of moving parts that all have to land on the same day: payoff figures from the seller's lender, the buyer's loan funding, taxes and prorations, commissions, and the recorded deed. Escrow is where all of it comes together.

We coordinate with the agents, the lender, and the underwriter, prepare the settlement statement, and walk every party through the numbers before anyone signs. Funds move only when the file is clear to close.

Who chooses the title and escrow company?
In Florida it is negotiable between buyer and seller, and it is often spelled out in the purchase contract. The party paying for title typically selects the company.
How do I send my closing funds safely?
Always confirm wire instructions by calling Atlas at a number you already have on file before sending anything. We never change wire instructions by email, and we will confirm receipt with you directly.
