Before a single document is signed, Atlas reads the property's full history out of the public record and reports exactly what stands between the seller and a clean transfer.

A title search traces ownership back through deeds, mortgages, judgments, tax records, and court filings. The point is to find anything that clouds the title while there is still time to fix it: an open mortgage that was paid but never released, a lien from an old contractor, a boundary easement, a probate that was never closed.

We deliver a title commitment that lists what we found and what has to be cleared before closing. Then we do the curative work to clear it.

How long does a title search take?
For a standard residential property in Miami-Dade or Broward, Atlas typically returns the commitment within a few business days of opening the file. Complex chains, probate, or commercial parcels can take longer.
What happens if the search turns up a problem?
We tell you right away and start curative work, contacting lienholders for releases, clearing old mortgages, or resolving recording errors so the title is clean by the closing date.
