Refinance Closings
A refinance has no buyer or seller to wait on, so it should be quick. Atlas handles the title update, the new lender's policy, and the signing without the drag of a full purchase.
When an owner refinances, the lender needs a fresh title search and a new lender's policy on the new loan. Atlas runs the update, clears anything that surfaced since the last closing, and coordinates the payoff of the existing mortgage.
Because there is only one party at the table, we can move fast and close on the lender's lock window. We confirm the payoff, prepare the package, hold the signing, and record the new mortgage.
What’s included
Title update
A current search to confirm nothing new has attached to the property.
New lender's policy
Coverage issued on the new loan, often at a reissue rate that saves the owner money.
Payoff coordination
We order and confirm the existing mortgage payoff and disburse to close it out.
Who it’s for
Homeowners refinancing, and the lenders and mortgage brokers who need a settlement agent that closes on schedule.
Common questions
- Do I need a new title policy when I refinance?
- The lender does. A new lender's policy protects the new loan. If you held an owner's policy from your purchase, that one stays in force, and you may qualify for a reduced reissue rate on the lender's policy.
- How fast can a refinance close?
- Once the lender is clear to close and the payoff is in, a refinance can often be signed and funded within a few days. Florida loans on a primary residence include a rescission period after signing.
